There's water in the basement. What do I do before anyone arrives?
Electricity first: if water is anywhere near outlets, cords, or the panel, stay off the wet floor until power to that level is off. If water is coming up a floor drain, stop running water upstairs — that's a backup, and it's contaminated. Then photograph everything before touching anything. Does homeowners insurance cover a flooded basement?
It depends entirely on the water's path. A burst pipe or failed water heater — usually covered. Sewer or drain backup — usually excluded unless you carry a water-backup endorsement, an add-on most Georgia policies offer. Rain or creek water flowing in from outside — that's flood damage, a separate policy altogether. We document the entry path precisely because coverage turns on it.
The carpet's dry to the touch. Is it over?
Not yet. Slabs, wall cavities, and framing release moisture for days after surfaces feel dry, and in an Atlanta summer the humidity slows that release further.
